An innovative new £6.4 million office scheme in the Midlands has received a vote of confidence after securing its first letting.
The Keys Business Village, part of the Keys Business Park in Hednesford, can now boast Hainbuch UK Limited, the British arm of German parent company Hainbuch, regarded as a world leader in the design and manufacturing of clamping devices, as its first tenant.
This latest phase comprises the centrix@keys business centre, which provides flexible serviced office accommodation from two-person offices upwards and high specification office suites ranging from 356 to 1,102 sq ft, ideal for start-ups and small to medium-sized businesses in Staffordshire.
Nick Peter, general manager of Hainbuch UK Limited, is now focused on increasing Hainbuch’s penetration countrywide. The 52-year-old from Lichfield, said: “Over the last 50 years Hainbuch has built a reputation as a dynamic, progressive and highly specialist company – values reflected in its German headquarters which are identified by their distinctive architecture and contemporary interiors.
“When looking for a UK base my brief was to find a striking, modern location that fitted well with the brand’s established image; and crucially I was looking for an office scheme with the ‘wow factor’.
“Any visiting clients will make a judgement on the type of company they’re dealing with as soon as they drive onto site, so getting the right office environment is incredibly important in terms of perception.
“Centrix@keys met my requirements; and, being tailored to start ups and small business, the offering is very conducive to the type of operation I’m currently running with business support services on hand and plenty of space available for future growth.”
Recently completed byNetwork Space, a joint venture between developer Langtree and national regeneration agency English Partnerships, centrix@ keys is a three-storey 19,408 sq ft office building, rated BREEAM ‘Very Good’.
Developed as a design-led quality scheme providing a prestigious office environment, the offices are available on flexible lease terms and can be let as single units or combined. They come complete with allocated car parking, office furnishings, supported conference, meeting room facilities and on-site secretarial assistance.
Additionally there are eight workspace units at Keys Business Village with capacity for light industrial usage ranging in size from1,530 to 2,685 sq ft. All of the workspace units offer access to the range of services at centrix@keys.
Helen Bazzant, senior property manager for Network Space, said: “In today’s challenging economic climate, the launch of Keys Business Village represents a very positive milestone.
“It is vital that office schemes of this calibre are delivered with confidence to the marketplace, as small businesses are incredibly important to the UK economy and they must be given the right conditions to set up, thrive and expand.
“We took the decision to mark the launch of Keys Business Village with a breakfast to showcase the finished office and workspace to the regional business community as we were keen to demonstrate the quality of the environment and the key attributes of the offices and workspace units.”

International vacuum pump company Oerlikon Leybold Vacuums has expanded its UK arm and opened a second base for its 30 strong UK team at Rawdon Networkcentre in Moira.
The company, which supplies and maintains industrial vacuum pumps, has been operating for over 150 years and has a global presence stretching from the US to China. In addition to their new Rawdon base there is another in London, which has been in operation for over 30 years.
Norman Shields, UK service manager at Oelikon said: “From Rawdon we are really well positioned to offer our clients the excellent service we pride ourselves on. Given its central location in the country and great access to the national road network via Junction 11 of the M42 Rawdon Networkcentre has great logistical benefits.
“The combination of office and works space was perfect for our business needs and the competitive rates offered by developer Network Space Ltd made the decision an easy one.”
Rawdon Networkcentre has now reached 100 per cent occupancy and holds a total of ten businesses including Mines Rescue Service and Shine (Take The Weekend Off) Ltd.
Network Space property manager Claire Chisholm added: “It’s a great sign for the region that Rawdon Networkcentre is at full occupancy. The SMEs and regional wings of national and international businesses that occupy the site are weathering the economic storm and continuing to flourish.”
Since its launch in 1999, Network Space has delivered over 700,000 sq ft of high quality space across England. The next phase, Network Village, aims to deliver 300,000 sq ft of employment space for SMEs through the development of six Network Villages within a seven-year timeframe to increase the availability of wider and better local employment opportunities.
