Network Space has reached practical completion on Coda @ City Works in Openshaw, Greater Manchester, bringing 75,175 sq. ft of high-quality industrial workspace to the East Manchester market.

Located on Welcomb Street, the four-acre brownfield development represents the final phase of expansion at the established City Works Business Park and provides four high-quality industrial and logistics units, from 7,680 sq. ft to 29,440 sq. ft.

The modern, flexible units include high-specification first-floor offices, unit heights of up to 10 metres, generous service yards and parking provision making the scheme suitable for a broad range of trade, manufacturing, industrial and distribution businesses. The completed scheme has the potential to accommodate up to 200 jobs once fully let.

The scheme has been delivered speculatively, with all four units now available to let and interest already being received from prospective occupiers. The development has transformed the former Manchester College site and extends Network Space’s established City Works Business Park, which already provides 173,330 sq. ft of modern industrial accommodation across 48 units.

Joe Burnett, Development Director at Network Space, said: “We’re really pleased with what we have delivered at Coda. Openshaw is an excellent industrial location, combining proximity to Manchester city centre with strong motorway connectivity and access to a large local workforce.

“We’ve designed the scheme to provide straightforward, flexible buildings that can work for a wide range of occupiers, from trade and manufacturing through to last mile logistics.

“True to its name, Coda represents the concluding part of City Works, completing the development of the wider site and bringing the former college land back into productive use. It is a fitting final chapter for what has been a successful regeneration story in this part of Openshaw.”

Network Space has appointed CPP and JLL as joint letting agents for the scheme.

Rob Taylor, director at CPP, said: “Coda is building on the long-standing success of the wider City Works development and once again Network Space have delivered high-quality industrial units in a prime location that meet occupier’s needs.

“In a market where, more than ever, the emphasis is on Grade A space with excellent road and public transport links, Coda will be attractive to a wide range of occupiers.

“With strong interest already in around 50% of the scheme, Coda’s proximity to both Manchester city centre itself and the M60 Motorway, mean this is an ideal destination for businesses to invest, settle, grow and expand whilst enjoying the quality of unit this development brings.”

Designed by AEW Architects and constructed by Bansco, Coda @ City Works has been developed with a focus on operational efficiency, occupier wellbeing and sustainability, with the scheme targeting BREEAM Excellent accreditation.

Chris Liptrott, managing director of construction company, Bansco, said: “We’re delighted to have successfully delivered Coda @ City Works for Network Space. The completion of this speculative development is testament to the hard work, commitment and collaboration of everyone involved.

“At Bansco, we take great pride in delivering high-quality projects and building strong relationships with our clients and we’d like to thank the Network Space team for their trust and collaboration throughout.”

Strategically positioned approximately 2.5 miles from Manchester city centre, Coda @ City Works is accessed from Ashton Old Road (A635), providing strong connectivity to the M60 and onward links to the M67, M56 and M62. The location also provides access to a large and established local workforce.

The development is the latest addition to Network Space’s growing portfolio of industrial and logistics accommodation across the North of England, supporting demand from businesses seeking high-quality space in established and well-connected locations.
