How do you pay your rent?

Rents are paid either monthly or quarterly by direct debit. One payment consists of rent, facility charge & vat.

Are business rates included within the payment?

No. Business rates are payable directly through the Local Council.

How long is the lease?

The standard commitment is a three-year lease. Flexible terms are available.

IRI/FRI leases.

Units are available on internal repairing leases. This means the tenant is responsible for all internal fixtures and fittings including all doors and windows. The landlord is responsible for the main structure of the building.

What security is available?

The units are installed with monitored alarms. CCTV cameras cover all external areas. Security fencing enclosing the site and a security gate at the main entrance. The site is also covered by security lighting.

Who is responsible for the external maintenance including landscaping and common areas?

The landlord is responsible for all the landscaping and maintenance of external areas.

Is external storage allowed?

External storage outside the units is expressly forbidden. Bin store areas have been provided to allow tenants to store bins and lidded skips with prior consent from the landlord.

What power supply is available?

3-phase electricity is supplied to the warehouse (63 amps per phase). A gas supply is also provided with most units.

How quickly can I move in?

All tenants have to be approved prior to lease completion. However, if necessary we could aim to complete your letting within one week.

Do I need to use a solicitor?

No. Network Space Ltd can prepare the lease internally. If solicitors are used, a minimum of 28 days would be anticipated for lease completion.

How many car parking spaces do I get?

Network Space Ltd do not allow specific car parking spaces to individual units. However, we ask all tenants to park outside their own premises. Additional overflow parking is available on a first come first served basis.

Vehicular access?

Vehicular access – 25 metre turning circle is provided on the majority of our sites.
